Approval Sets of 3–5 Views: The Smart Mid-Budget Package for Entitlements

What a 3–5 view approval set includes for planning hearings, common scope mistakes, pricing factors, and how The Render Café delivers entitlement stills.

By Charles Perez

Three to five views, not a marketing epic

An approval set is a small package of exterior stills built for a planning or design-review hearing—usually three to five cameras—not a twenty-image launch kit. Street view for how neighbors experience the building, an oblique for massing, a material or façade close for finish honesty, and sometimes a secondary approach or aerial on a large or corner site.

It sits between a single hero and a full pre-sales package. For many entitlement paths, that mid-size set answers the questions staff and neighbors ask—without paying for a marketing epic before the design is free to celebrate.

A mid-size set we would commonly recommend

For a hypothetical four-story infill multifamily on a residential street in a mid-size US city, neighbors often worry about bulk and blank side walls. The architect may have solid drawings but only one marketing dusk still from an earlier vendor—pretty, but weak for the hearing because it hides the quieter side street and flatters the massing with golden light.

A package we would commonly recommend: eye-level streetscape from the sidewalk where neighbors stand; corner oblique showing both primary and side elevations; midday façade and material close; optional rear approach. Print-ready files named to the packet order. Daylight grade, not theatrical dusk. One structured revision after staff comments.

What we typically include

Eye-level streetscape. Oblique for massing clarity. Façade or material close. Optional secondary street or aerial when politics or site size demand it. Context modeling of adjacent buildings when neighbors define the argument—generative filler fails here because invented houses invite real objections.

Daylight grades usually read clearer in hearings than golden-hour drama. Save emotional lighting for investor decks; for board packets, clarity beats mood. More on that split in our planning-board exterior guidance.

Want a package scoped to your drawings?

Individual packages start at $1,000. Full kits are custom-quoted by view count and scope.

The repeated mistake

Teams jump straight to cinematic marketing stills, then scramble for a boring, necessary street view the week before filing—and pay twice. Or they leave cameras open-ended (“a few nice angles”) and get vanity shots that invite massing objections instead of answering them.

After 16 years in architectural visualization, we write the view list into the contract. Scope creep in entitlement CGI almost always arrives as “just one more angle” the night before the packet is due.

What drives price and turnaround

Cost and calendar depend on how much neighboring context must be modeled, how many unique elevations matter, whether photomontages or shadow-aligned cameras are required, and how stable the drawings are. Individual rendering packages start at $1,000. Sensitive urban infill and larger multi-view filing kits are custom-quoted.

Send the approving body name, any required views, and known neighbor concerns in plain language. That context changes cameras more than a moodboard. Clean CAD drops speed quotes—see our CAD briefing tips.

When to expand past five views

Tower shadow concerns, required photomontages, or very political corner lots may need more. We will say so before padding the invoice. After approval, many clients reuse the same geometry for a multifamily pre-sales kit without starting from scratch.

Test a grayscale print once if your city still runs paper packets. If massing disappears without color, the composition is too dependent on grade and will fail in some municipal binders.

Scope the set before the filing window

Name the views, lock daylight unless the city asks otherwise, and keep filenames tied to packet order so the wrong image does not enter the record at midnight. Call (619) 480 2800 or contact The Render Café with your drawing set and hearing date. Get the hearing unlocked—then celebrate the design in marketing stills.

Scope a 3–5 view approval set

Focused entitlement views without a full marketing epic. Individual packages start at $1,000; multi-view filing kits are custom-quoted.
