Stills and walkthroughs solve different jobs

A few years ago clients asked us to pick a side: either photoreal stills or a real-time walkthrough. That choice never matched how deals actually move. For a hypothetical 180-unit mid-rise in a Sun Belt market, equity partners might want print-ready façade images for the offering memo, while the leasing team needs a short walk-through of the lobby, fitness room, and courtyard so they can explain the amenity loop on a laptop during sales tours.

When to lead with stills, motion, or both

Lead with stills when your audience mostly looks at images: planning packets, investor decks, listing portals, and brochure spreads. Three to five well-chosen cameras with real materials usually beat a long path nobody finishes. Stills also drop cleanly into print.

Lead with a walkthrough when circulation is the story—stacked amenity floors, a podium retail pass-through, or a courtyard you cannot explain with one photo. Go hybrid when launch week needs both: a handful of hero stills plus a 60–90 second path for the sales center.

In our experience, most multifamily and mixed-use launches land in the hybrid column. Buying a long flythrough for a variance hearing wastes money. What a hybrid package often includes

A package we would commonly recommend for that kind of mid-rise launch looks like this:

1. Four exterior stills (street view, oblique, courtyard, dusk hero).

2. Three amenity interiors (lobby, fitness, pool deck).

3. Two unit interiors (one-bedroom and two-bedroom).

4. One 75-second UE5 amenity path for the sales gallery screen.

5. Social crops from the approved cameras so marketing is not stretching a print hero into a soft Instagram post later.

The production mistake we see most often

The production mistake we see most often is treating a UE5 beauty pass as a free replacement for brochure lighting. Real-time speed is real. Print-ready glass, brick, and landscape density still need a craft pass in V-Ray or Corona. Another version of the same mistake: locking a walkthrough before materials and furniture are approved, then paying to rebuild both the animation and the stills.

Price and schedule move with shot count, how much surrounding context we model, material specificity, dusk or night lighting, and whether a UE5 path is in scope. Revision timing matters too—camera lock, look-dev (materials and lighting approval), then finals. Individual rendering packages start at $1,000.
